Homes Selling Again - With OR Without Appreciation?

We are seeing lots of news reports about the health of our Denver real estate market lately that conflict with each other. I don't know what to believe for sure since one reporter says we are seeing continued appreciation in the Denver housing market while another says our housing market is stagnant.
The Denver Business Journal published an article on July 27th saying for the past seven months Denver has been seeing price increases with May showing a 3.6%rise from May of last year.
I can report accurately that our office has seen a significant increase in the number of showings we have been setting on our listings. And, the title company closers I have visited with recently have also reported that their offices are booming again with new orders for buyers who have found homes they want to purchase.
The Denver MetroList reported June of this year had an home SOLD price of $171,600 vs. June of 2009 with a $171,600 average price. A 6.0% rise. It would appear that the temporary dip in buyer interest following the expiration of the federal tax credit is no longer a factor in the Denver real estate market. Home are selling again.
